Construction Portfolio & Servicing Manager

We are seeking a Construction Portfolio & Servicing Manager. This role is designed for a candidate who wants to take ownership of and help build a modern construction loan servicing platform. In addition to managing day-to-day draw administration, this individual will help establish servicing workflows, controls, reporting standards, and operational infrastructure as the platform scales.

The ideal candidate combines strong technical servicing knowledge with the ability to problem solve, communicate with stakeholders, and operate independently in a fast-moving environment. Over time, this role is expected to evolve into a leadership position overseeing the construction servicing function. We're looking for a highly detail-oriented, organized, proactive, and a strong problem solver who is able to move beyond processing and take ownership of issues as they arise. You will play a critical role in ensuring draws are processed accurately and efficiently, in accordance with loan documents, budgets, and credit approvals. This is a fast-paced, high-visibility role with direct exposure to real estate development, structured finance, and active portfolio management.

You will play a critical role in ensuring draws are processed accurately and efficiently, in accordance with loan documents, budgets, and credit approvals.

Key Responsibilities

Construction Loan Servicing & Portfolio Management

  • Own the end-to-end draw process for a portfolio of hospitality-focused construction loans, including review of:
    • Pay applications
    • Change orders
    • Inspection reports
    • Lien waivers
    • Title bringdowns / title updates
    • Budget vs. actual tracking
  • Serve as the primary point of coordination between borrowers, general contractors, inspectors, title companies, and capital partners (including PACE lenders)
  • Identify and resolve issues proactively, including:
    • Budget shortfalls or reallocations
    • Lien or title concerns
    • Inspection discrepancies
    • Missing or incomplete documentation
    • Delays impacting funding timelines
  • Monitor and manage:
    • Interest reserves
    • Contingency usage
    • Loan-to-cost compliance
    • Construction progress versus schedule
  • Ensure funding decisions remain consistent with loan documents, credit approvals, and internal risk management standards
  • Support borrower and project calls throughout the construction lifecycle to align on timelines, funding expectations, and project execution
  • Assist with:
    • Payoff calculations and payoff demands
    • Partial releases
    • Loan modifications and extensions
    • Release and satisfaction documentation
    • Construction loan closings and refinance coordination
  • Maintain portfolio health through:
    • Insurance tracking
    • Tax tracking
    • Covenant and tickler management
    • Exception tracking and follow-up
    • Borrower communication and reporting
Operational Leadership & Platform Development
  • Help develop and refine servicing workflows, controls, and operational procedures
  • Identify inefficiencies and recommend improvements across draw administration, reporting, and borrower communication
  • Assist in building scalable processes for construction servicing and portfolio management as the platform grows
  • Coordinate with internal technology teams on servicing platform enhancements and automation initiatives
  • Support the development of portfolio reporting and servicing analytics for management and capital partners
  • Assist with onboarding and training future servicing personnel as the team expands

What you bring:
  • 5+ years of experience in construction lending, loan servicing, or project finance
  • Strong understanding of:
    • Construction budgets & draw processes
    • Loan structures (LTC, LTV, interest reserves)
    • Servicing controls, exceptions, and escalation
  • Ability to manage multiple stakeholders and solve problems in real time, not just process transactions
  • High attention to detail with the ability to connect the dots between construction activity and loan risk
  • Strong communication skills — able to work directly with borrowers, contractors, and internal teams
  • Advanced Excel skills preferred
  • Experience with hospitality or commercial real estate is a plus
  • Experience operating independently with limited oversight in a fast-paced lending environment
  • Strong judgment and ability to escalate risk-related issues appropriately
  • Experience managing borrower relationships and coordinating with external vendors and consultants
  • Prior experience helping build or improve operational processes strongly preferred
